Join the construction boom in China?

There is a feeling of unease about the coming winter among the Finnish construction industry. Real estate market outlook is murky and the start of new projects is being delayed. Exports to Russia are booming, but should one venture even further out to the East? More than a third of the global construction activity takes place in China. With the current pace China is constructing the equivalent of the entire building stock of Germany in less than two years.

The world's longest arch bridge was completed in the world's largest city Chongqing. Beijing airport terminal is the largest in the world. In Chengdu the largest building in the world was completed - a shopping and office center size of five Pentagons or 55 Espoo Iso Omena shopping centers. Shanghai's tallest skyscraper towers to height of 632 meters, but it remains the world's second highest after Dubai's Burj Khalifa. But not to worry - in the city of Changsha a tower reaching to height of 838 meters is planned.

China is vigorously financing new construction. New residential and office buildings may stand empty or unfinished even couple of years. This is not perceived to be a problem though. The money is there and cities are filled in due course. But what can the Finns then offer to such a superior country? In fact there is plenty. Chinese building methods are labor-intensive and wage growth brings challenges. The Chinese also invest billions in “green building”, but there is still a long way to go. Buildings are wasting energy and materials. Air pollution is penetrating the houses.

Finnish building automation and easy-care building materials as wells as energy efficient heating, cooling and lighting solutions are in great demand. Finnish technology as such is too expensive in China, however. Therefore it should be understood that products can be developed together with the Chinese customer to be more appropriate for local market. With the right partner a bold building technology exporter can contribute to defining the standards. Furthermore, high-quality prefabricated houses would find demand among the wealthy Chinese. Canadian log houses sell like hotcakes - where are the Finns? European design is also of great interest, as proved by the success of Finnish architects. Expertise in designing public construction projects, such as hospitals, is appreciated.

The danger of plagiarism is feared and that is a risk to take seriously. However, the situation is rapidly improving as the number of Chinese own patents and brands increases. In Shanghai it is already difficult to find market places selling counterfeit products.

Mukaan Kiinan rakennusbuumiin?

Suomalainen rakennusteollisuus jännittää tulevaa talvea. Kiinteistömarkkinan näkymät ovat hämärät ja uusien kohteiden alkua viivytetään. Venäjän vienti vetää, mutta pitäisikö lähteä kauemmaksi itään? Kiina hoitaa yli kolmanneksen maailman uudesta rakentamisesta. Saksan koko rakennuskanta syntyisi Kiinassa nykyvauhdilla alle kahdessa vuodessa.

Maailman pisin kaarisilta valmistui maailman suurimpaan kaupunkiin Chongqingiin. Pekingin lentokenttäterminaali on maailman suurin. Chengdussa valmistui maailman suurin rakennus - ostos- ja toimistokeskus, johon mahtuisi viisi Pentagonia tai vaikkapa 55 Espoon Isoa Omenaa. Shanghain korkein pilvenpiirtäjä nousee kohta 632 metrin korkeuteen, mutta jää maailman toiseksi korkeimmaksi Dubain Burj Khalifan jälkeen. Mutta ei huolta. Changshaan suunnitellaan 838-metristä tornia.

Kiina rahoittaa uudisrakentamista voimakkaassa etukenossa. Uudet asuin- ja toimistorakennukset voivat seistä tyhjinä tai keskeneräisinä parikin vuotta. Asiaa ei koeta ongelmana. Rahaa on ja kaupungit kyllä täyttyvät aikanaan. Mitä suomalaiset voivat näin ylivoimaiselle maalle antaa? Paljon. Kiinalaisen rakennusmenetelmät ovat työvoimavaltaisia. Palkkojen nousu tuo haasteita. Kiinalaiset myös satsaavat ”Vihreään Rakentamiseen” miljardeja, mutta paljon on vielä matkaa. Rakennukset tuhlaavat energiaa ja materiaaleja. Ilman saasteet työntyvät sisään taloihin.

Suomalaiselle taloautomaatiolle, helppohoitoisille rakennusmateriaaleille, vähemmän energiaa vieville lämmitys-, jäähdytys ja valaistusratkaisuille on paljon kysyntää. Suomalainen teknologia on sellaisenaan Kiinalle liian kallista. Pitääkin ymmärtää että Kiinalaisen asiakkaan kanssa tuotetta voi kehittää soveliaammaksi. Oikean kumppanin kanssa rohkea talotekniikan viejä pääsee määrittelemään standardeja. Myös laadukkaat valmistalot kelpaisivat rikkaille kiinalaisille. Kanadalaiset hirsitalot menevät kuin kuumille kiville – missä ovat suomalaiset? Eurooppalainen design kiinnostaa myös, sen todistaa suomalaisarkkitehtien menestys. Julkiskohteiden, kuten sairaaloiden suunnitteluosaamista arvostetaan.

Kopioinnin vaaraa pelätään ja riski pitää ottaa tosissaan. Tilanne kuitenkin paranee vauhdilla kiinalaisten omien patenttien ja merkkien lisääntyessä. Shanghaissa saa jo hakemalla hakea kopiotuotetoreja.
